By offering a clear flat fee, I ensure you can finalize your transaction with total clarity and legal confidence.

PURCHASE

Includes all legal fees, internal office expenses, title searches on a standard transaction related to a single-family residential property for up to 1.8M; review of Status Certificate (Condominiums), with a mortgage from one of the big six banks of Canada. Fees may increase if unforeseen title/off-title complications arise, among others: closing extensions, split signing appointments, non-residents of Canada, expired restrictions, etc.

If applicable, all the following are extra:

  • $599.00 if mortgage instructions are received from a financial institution other than the ones mentioned above and including TD Canada Trust Broker Channel. 

  • $399.00 if mortgage instructions are received/revised or there is a lender change within 3 banking days of closing date. 

  • A fee of $599.00 on properties over 1.8 M. 

  • Title search on extra pins on those properties that are not a whole of a lot, such as part of a lot properties on which adjoining lands are to be searched or condominiums with more than the dwelling unit.

  • Province of Ontario and City of Toronto Government Land Transfer Tax, which will depend on the purchase price and whether the client is considered first time or not.

  • City of Toronto Municipal Land Transfer Tax administration fee.

  • Government registration fees for each instrument, usually transfer and mortgage).

  • Sheriff’s Certificates based on current costs of the City of Toronto and outside per person.

  • Title Insurance, which will depend on the purchase price and the mortgage amount to be registered.

  • Non-Resident Speculation Tax (15% on the purchase or acquisition of an interest in residential property).

  • Property tax and/or utilities certificates from the municipality where the property is located.

  • Government taxes.

  • Banking fees.

  • Remote signing and identification software.

SALE

Includes all legal fees, internal office expenses, on a standard transaction related to a single-family residential property for up to 1.8M, with only one mortgage to be discharged.

If applicable, all the following are extra:

  • $599.00 on properties over 1.8 M. 

  • $599.00 on any other transaction related issue not limited to: 

  1. Bridge financing and related disbursements. 

  2. Paying out other secured and/or unsecured debts or discharging a second or private mortgage. 

  3. Tenants are to be assumed by the purchaser/s.

  4. Closing extensions, split signing appointments, deletion of unknown liens or expired restrictions.

  5. Discharging a NOSI.

  • Government taxes. 

  • Banking fees.

  • LSO transaction levy surcharge.

  • Remote signing and identification software.

MORTGAGE / REFINANCING

Includes all legal fees on a standard transaction related to a single-family residential property from one of the big six banks of Canada.

All the following are extra, if applicable:

  • $599.00 if mortgage instructions are received from a financial institution other than the ones mentioned above and including TD Canada Trust Broker Channel.

  • $599.00 on circumstances not limited to: 

  1. Paying out other secured and/or unsecured debts or discharging a second or private mortgage.

  2. Postponing or discharging a NOSI.

  3. Split signing appointments; deletion of liens or expired restrictions.

  • Office disbursements and expenses, such as Couriers; title search; photocopying, printing, downloading and scanning, etc. 

  • Government registration fees per instrument.

  • Sheriff’s Certificates based on current costs of the City of Toronto and outside per person; 

  • Title Insurance which depends on the mortgage amount to be registered.

  • Government taxes.

  • Banking fees.

  • Remote signing and identification software.

TRANSFER OF TITLE / SURVIVORSHIP APPLICATION

All the following are extra:

  • Government registration fees; 

  • Sheriff’s Certificates based on current costs of the City of Toronto and outside per person; 

  • Title Insurance; if applicable.

  • Office disbursements and expenses, such as couriers; title search; photocopying, printing, downloading and scanning, etc.

  • Government taxes.

  • Banking fees.

  • Remote signing and identification software.

Additional matters or issues for which custom or hourly fees shall apply:

  • Division of property and disposition of sale proceeds among sellers or spouses, split signing appointments, sale or purchase by non-residents of Canada

  • Negotiating and drafting the agreement of purchase and sale either on a resale or new property transaction. 

  • Interim Closing of a new condominium unit, on which additional fees of $699.00 plus HST and related disbursements are to be added. The fees are payable at the time of the interim occupancy date. 

  • Registration of Assignments of leases and rents and PPSA’s.

  • Removal of executions and applications to clear title either on a purchase, sale or refinancing transaction. 

  • Additional mortgage to be registered on closing. 

  • Acting for a non-resident. 

  • Private mortgages; purchases or sales of vacant land, multiple units, cottages and commercial properties.

  • Unforeseen issues and/or difficulties which render the transaction not to be standard.

Service and Payment Policies

  • On any purchase real estate transaction client’s closing funds are to be advanced to the office before registration.

  • Some matters require payment of retainer before commencing work on your behalf.

  • Fees are an estimate only, not binding, for information only and may be subject to change without notice.
